What’s wrong with it?

Front of the flyer. SO MANY WORDS but little meaning.

It’s bloated with copy that doesn’t add value and isn’t useful. This harms comprehension and makes the messaging unconvincing.

It combines multiple CTAs — with different URLs to boot!

The messaging focuses too much on the service instead of the benefit for the potential user. Qualities of the service <<< qualities of a user of this service. Another issue that makes it less convincing / relevant.

Back of the flyer. I’d either put focus on the qualities of the service user rather than the qualities of the service. E.g. “Our homeowners sell stress-free because…” (appealing to common motivation for engaging an agency to sell your home) or I’d add social proof to the current angle, e.g. “Why 1,200 Finchley homeowners trusted us to sell their home”

How I’d improve it

  1. I’d choose just one CTA, either getting people to try out the online valuation tool or getting them to book a home valuation appointment. That way, you could make a stronger argument for one thing, rather than half-heartedly addressing two. If we went with just online valuation tool, that tool probably is the start of a funnel where booking a free home valuation is the next step anyway (hopefully included on the page where you get your free valuation).
  2. I’d put more focus on the benefits for the user, rather than the benefits of the service. (See the caption above for examples of this.)
  3. I’d front-load the copy to speed up comprehension and make it punchier.

E.g.

“Find out what your home in Finchley is worth. Use our FREE Instant Online Valuation tool.”

vs.

“What is your Finchley home worth? Our online valuation tool will tell you in 2 minutes.” (my suggestion)

or,

“You can select a date and book your free property valuation online now at www.EweMoveFinchley.co.uk or call ### #### ####.”

vs.

“Select a date and book your home valuation appointment for free at www.EweMoveFinchley.co.uk or call ### #### ####” (my suggestion)
