Avondale Townhouses Coming To Belmont And Karlov; Prices Start At $535,000

AVONDALE — A row of 22 modern townhouses with private yards and detached garages listed between $535,000 and $575,000 will soon rise at Belmont and Karlov avenues.

The developer behind the project, Lexington Homes, is slated to begin construction within the next month or so, according to Jeff Benach, principal of Lexington Homes. The townhouses will be complete about 18 months from the start of construction, he said.

Each unit will offer between 2,300 and 2,450 square feet of space, between two and three bedrooms and modern amenities including stainless steel kitchen appliances, nine-foot-tall ceilings and hardwood floors.

Because of the detached garages, which free up 400 square feet of space in each unit, the townhouses will have a single-family home feel, according to Benach.

The development is taking over a strip of land along Karlov Avenue at Belmont Avenue that was most recently part of St. Joseph Village of Chicago’s three-acre campus. The senior citizen home sold the land to Benach, the developer said.

Benach said he chose this particular stretch of Avondale/Belmont Gardens for his latest project because of its proximity to booming Logan Square, parks and Michelin-starred restaurants, among other things.

“Avondale is up-and-coming,” he said. “Logan Square has been very hot, but [Avondale] is the outgrowth. [Avondale] is next in line.”
