Over the past year, we’ve focussed on explaining the benefits that Bricklane.com brings to investors. From helping savers reach their first home deposit years sooner, to providing others with hassle-free, tax-efficient income and capital growth from the property market.

Behind the scenes, we’ve also been working hard to make the experience of renting our properties great too. Our founders and many of our team are renters, well acquainted with some of the issues in the market. We’re proud to be improving standards in the rental market, as well as making financial participation much more flexible.

The problem: It’s hard for tenants to feel at home

Whilst many landlords provide a good service, there’s a lot of variance. Unstable contracts, unforeseen rent rises, revenge evictions and long waits for issues to be resolved are all too common.

Above all, we don’t think most renters are able to feel truly at home. And this isn’t sustainable, as many of us are renting for a long time before buying.

Our solution: Better renting

We offer tenants much better contracts: Our tenant offering has a few key differences from standard market contracts. Not only do we believe that this is the right thing to do, we know that happy tenants stay longer, minimising voids and maximising returns for our investors.

We offer three year tenancies as standard. Tenants are still able to move out earlier if their circumstances change, but we commit to them being able to stay for at least three years (subject to contract terms), and we won’t raise rents above inflation during that time. We provide our tenants with stability, without asking them to compromise on flexibility, one of the main benefits of renting.

We’re delighted to partner with Touchstone, one of the UK’s leading property managers, who are the main point of contact for our tenants. They’re always available, day and night, and resolve all serious issues within 24 hours. Not only do they provide a great service for our tenants, but we secured their management services with a scale discount, which benefits our investors.

We killed fees before it became policy: Tenants don’t pay any admin fees when they move into a Bricklane.com property. We were doing this before the Tenant Fees Bill was announced by the Government.

We develop partnerships that make a difference: We’ve fostered other partnerships to bring further benefits to our tenants, including CreditLadder — to allow our tenants to start building their credit score through paying their rent on time — and Bulb, to access green energy at a fantastic price.

What does the future hold?

We have been operating this tenant proposition for the past few months — not because we’ve been forced to — but because we believe that better renting standards are better for everyone — renters, and investors. Early evidence we’ve seen confirms this.

Bricklane.com and government policy

We have seen that when political parties mention new policies to encourage other landlords to improve (such as in the recent party conferences), we have usually implemented them already.

One of the added benefits of our platform is that renters rent their homes from people, who, like them, believe in making the property market work better. Bricklane.com allows anyone to benefit from the property market, and combines this with improving standards in the rental market.

Headwinds continue against buy-to-let investment, including tax penalties that make the concentration risk and hassle of buy-to-let less worthwhile. We believe that larger landlords like Bricklane.com will continue to emerge, and standards across the industry will inevitably improve.
