The Loan underwriting process is critical in determining which loans are accepted onto our peer-to-peer lending platform. When evaluating…potential investment opportunities, it is imperative that investors understand the underwriting that has been performed and what information is available on the platform to allow them to evaluate the loan investments themselves. ¶ What is “Underwriting”? ¶ Underwriting is the process by which Borrowers’ Loan Requests are evaluated to determine their viability. This process includes collecting, reviewing, and analysing due diligence materials related to the borrower, the property, the tenants…

You are not a Real Estate Investor

We all call ourselves Real Estate Investors. But are we? The answer is no. A Real Estate Investor is someone who buys properties and HOLDS…them. A landlord is a Real Estate Investor or a private money lender is an investor. ¶ In the world of wholesaling, are main objective is lead generation. That is why I say we are Real Estate Marketers and not investors. Think about it, what do you need most in your wholesaling business? LEADS. Motivated sellers and the like. How do you get those leads? By MARKETING. By being a full time marketer.

1st Time Home-buyer Tidbits

My wife and I were fortunate enough to have bought our first home in 2015. The purpose of this post is to share a few tidbits I picked up…in the process. ¶ Use the time it takes you to build up a down payment to your advantage: Side note, this was not something we were able to do, but I wish we had! Buying a home requires you to make a down payment, usually between 5 and 20% of the purchase price. For the average working class person, it can take some time to build up that much in savings ($12.5K — $50K for a $250K home!). My recommendation… put that time (and money) to work!

Obama’s Last State of the Nation Speech

I think that in the end, he did his best. He said that we are still the most powerful Nation in the World and it “Isn’t even close.”I do not know that to be true. He did say that the Nation has changed, but what he left out is that the Nation had a lot to do with gutting Real Estate that used to be the Nation’s #1 way to get out of poverty. ¶ I know this to be true on 2 levels. The first, as a Real Estate Appraiser for 30 years, they gutted it by putting the Law that made AMC’s the go between the appraiser and Lenders. Then allowed the same Bank and Mortgage Company to own the AMC.

Don't be Scared

Have you ever considered buying a home, but buying without using your “stash of cash”? I’m talking about buying with the other “M” word…, Mortgage. Does the other “M” word seem scary? Don’t be scared. Do not become so intimidated that you decide to continue renting instead. Do your homework, compare loans based on your lifestyle and needs. For example, mortgage insurance can be avoided in most cases, even if your down payment is less than 20%. ¶ There are also new programs coming on the market, on a consistent basis. These programs are designed to make home ownership, and the ownership process, less daunting… Not scary.
