Planning a home addition is a unique type of renovation in that there are extra factors to consider in designing the addition. While improving an existing room does come with its own set of challenges, building an addition involves choosing the new living space’s size and shape. Even after you ensure the expansion won’t cross property lines, you’ll also have to consider the following issues.

Connecting a New Addition
One of the first details you’ll want to address with your new home addition is how you’ll have it attached to the rest of your home. On the exterior, will you have the new addition match the existing siding, or will it be made from brick or another material? Inside, you can create a transition that perfectly fits the rest of the home to ensure no one can tell it is an addition. Alternatively, you may want to create a lower level or raise the addition a few feet to ensure it stands out from the rest of the home.

Consider the Features
If you plan to include a wood-burning fireplace with your addition, you’ll need to design plans that include a chimney. You’ll also want to ensure your HVAC system’s ductwork is extended to this new living space. Windows, built-in bookshelves, and any other features you want to add should also be planned out in advance. Your contractor will have to include these features as he draws up the blueprints, so you’ll have to know what you want in advance.

Subtract DIY Projects
Getting a loan for a new home addition can also be a challenge, and you’ll need good credit just as you needed a good credit score to get your mortgage. If you’re handy, you may be able to offset some of the cost of building onto your home by selecting a few jobs that you can do yourself. Unless you’re a professional, you won’t want to install electrical wiring or plumbing pipes yourself, but there are other things you can do. You can add tile flooring, paint the walls, and take on other tasks yourself to reduce the total cost of labor for the project.
