On October 23, 2018 the Cedar Rapids City Council approved a proposal made by MW Properties, LLC for a $6.3 million, five story apartment building in Kingston Village. KCRG reports that Nate Kaeding is behind the development and that this is his first building in Cedar Rapids.
The new building is in the heart of Kingston Village, on 2nd St SW behind Dash Coffee Roasters, between 2nd Ave and 3rd Ave SW. The building will replace what is now a vacant lot. The formal name of the building will be 202 West, it’s address number.
As proposed and approved, 202 West will be just under sixty feet tall, contain 45 market-rate apartments, and include 27 off street parking spaces. The buidling wil be clad in modern materials including corrugated metal, “shou sogi ban” charred wood, and fiber and cement panels.
All 45 units will have balconies, and the building will have a rooftop terrace. 35 units will be studios and one bedrooms ranging from 500 to 680 square feet. Ten units will be two story, two bedrooms units ranging from 800 to 971 square feet. The rooftop terrace will include green roof elements.
The city sent out a request for proposal for the site in July of 2018 and received five proposals by the October 5th deadline. Four were apartment buildings and one proposal was for a boutique hotel. A stakeholder panel chose the MW Properties, LLC proposal to move forward.
The city and MW Properties will now draft a developer agreement which will go to the city council sometime in November or December.
