A NEW CHAPTER FOR FACILITY MANAGEMENT

Facility Management (FM) today plays a crucial role in achieving business objectives. Last month, the 5th Facility Management Conference was organized in Athens, with the aim of creating a forum for everyone involved in the evolution of Facility Management in Greece.

As a strategic partner of FM companies, we were excited to participate in the conference. DELPHIS was represented by George Kouros, Engineer and Sales Supervisor for Building Services.

Following several interesting presentations and discussions, the main insights that we identified as exciting developments are the following.

The concept of Facility Management is changing and becoming more complex.

The term Facility Management no longer refers exclusively to buildings maintenance. On the contrary, it refers to a vast variety of services. Taking into consideration the human factor, buildings’ facilities, business processes and technology, FM aims at optimizing the overall performance of buildings. Consequently, Facility Management is nowadays evolving into a complex area that includes the provision of Hard Services, Soft Services, Security & Energy Services, Property Management, etc. Also, Internet of Things (IoT) and new technologies are pushing FM companies into a new era.

Workplaces evolve and employers turn their focus on the employee.

Few years ago, hardly anyone would have imagined that a day in the office would start with yoga. The fast pace of everyday life causes increased stress levels and improving living conditions, especially in the working environment, is essential. For FM companies, this new trend is an opportunity to improve workspaces in order to improve work-life balance, to boost employees’ productivity and creativity and at the same time to ensure that their working environment is healthy and safe.

The added value of Facility Management.

Increasing employees’ productivity contributes to companies’ sustainable development. In addition, the efficient management of buildings, energy saving and preventive maintenance prolongs the life cycle of buildings’ facilities up to 50%, adding value to properties and contributing to the economic development of companies.

The effect of the Fourth Industrial Revolution in Facility Management.

The Fourth Industrial Revolution is already underway, blurring the lines between digital and physical systems and Facility Management companies need to be ready to face the challenges that come along. Dealing with these challenges, requires constant training and adaptations in the use of new technologies such as IoT platforms, automation solutions and Big Data management. IoT is already implemented in many organizations, allowing machine to machine communication without human intervention, achieving remote supervision and the control of energy consumption. In this way, the integration of buildings automation and communication systems is achieved and the response in real-time data for timely intervention in case of equipment’s malfunction is possible.
