Site of Interest Analysis — Multiple Massings in Woodside

Following up on previous discussions around density, 15-minute neighborhoods, and smart planning policy, the latest Site of Interest is actually multiple sites surrounding the intersection of the 7 train and the LIRR in Woodside, Queens at 61st St. and Roosevelt Ave.

The highest density in the immediate surrounding area is R6 (and variations thereof). There are R5D on portions of blocks that face Roosevelt Ave. and the train stations! With excellent transportation infrastructure and quality building stock in the neighborhood at large, this intersection (and others like it) can seriously benefit from some densification.

Assuming an upzoning to C4–4A (R7A equivalent), the new regs would allow for a maximum FAR of 4 for Residential, Commercial, and/or Community Facility Uses and a max building height of 85’. The massings show that the neighborhood can handle the bulk and density. And with the likely ongoing decentralization of NYC, the use flexibility allows for creativity and a thriving, 15-minute neighborhood.
