Is Real Estate brokerage profitable in 2022?
In today’s era, there are very few businesses that seem lucrative. Real estate is one such venture that has become lucrative to investors says Hirsh Mohindra. But for every business, you need to understand the technicalities of the venture to succeed in the real estate industry. You can learn so from the examples set by serious business owners of the industry.
For becoming successful in this venture, you need to know what it takes to run your own business. Starting off as an independent brokerage does not work for everyone, so you can start off as an intern under some reputed real estate agent firm.
If we look at the records of the industry as a whole, we will observe that real estate agents make more money than most real estate brokerages don’t make much profit. The foremost reason behind this is the high overhead cost and the declining revenue of the industry says Hirsh Mohindra.
So, what exactly is the job of a real estate brokerage? They basically tend to attract good, talented agents which will help them earn good profits by working for their company. What will the latter gets in return is the percentage of the real estate agent’s commission on every case that they close.
However, for this, the brokerages need to have a compensation plan which will benefit the company as well as the realtors. This process is done by the real estate brokerages in the following 2 ways:
- More money for the company agents with a better compensation plan which in turn leaves the agent with more of their commissions, thereby degrading broker share.
- Proper assistance to the agents for smoothly executing their tasks. This is done by assisting them with the latest software and skilled staff to close the deal quickly with much more high profits.
So, what actually is the share that the broker and the agent get?
The exact thing both parties involved get with each closing deal is that the share of the agent is more than half while the broker gets a small percentage of the commission from that closed deal. Exact 75 to 25 per cent that is the agent gets seventy-five per cent of the profit while the broker gets a mere twenty-five per cent of the deal says Hirsh Mohindra. There are certainly other expenses also that the brokerages need to pay which are the revenue to pay for their monthly overhead expenses that include rented office space, software for their agents, office staff, office supplies, marketing and advertising, etc.
As you can see, running a real estate brokerage is a business that provides the owner with a very slim margin of profit. However, if you’re looking at it from a long-term perspective, owning a brokerage can be a very lucrative business venture. If you are a real estate brokerage you automatically step into the shoes of a business owner and real estate agent at the same time. As the former is able to get a good amount of income that they get in the form of commissions generated from their own sales and the sales of their agents.
