How the Best Airbnb Hosts Describe Their Listings
Intro
Most Airbnb hosts use one key adjective in their title to describe what they see as a unique and attractive aspect of their listing.
For example, look at the following randomly selected titles for 3 Airbnbs in NYC:
- Sunny Studio at Historical Neighborhood
- Affordable room in Bushwick/East Williamsburg Spacious Studio/Loft by central park
- Cozy Entire Floor of Brownstone
As you can see above, there is one or two key adjectives each host uses to try to make their listing stand out.
The Question
Many hosts like the above strategy of using a key word but are not sure what word to use…. Stunning? Blissful? Luxurious? They all seem the same but perhaps some of these words entice more vacationers to click than others. So what key adjectives are the best for your listings?
The Solution
I downloaded a data set of about 50,000 Airbnb listings in NYC to see which key words are being used by the “best” Airbnbs use.
To define “best”, I created a score based on a combination of ratings, occupancy rates, nightly price, and the date the Airbnb was launched.
Results
For the best 1% of Airbnbs in NYC, the following 10 words were the most common adjectives used to describe their listings:
- Gorgeous
- Beautiful
- Sunny
- Modern
- Cozy
- Chic
- Quiet
- Bright
- Great
- Clean
Of course correlation does not equal causation — just because these words were used by the best Airbnbs in NYC, it doesn’t mean that using one of these words in your title will increase ratings, bookings, etc. A lot more goes into an Airbnb than a name, and there’s more to a name than a single adjective.
