DURATION OF AGREEMENT: WITH IMMEDIATE EFFECT, UNTIL TERMINATION

1)This agreement between the Tenant and the Central Continent Committee is an Assured Shorthold Tenancy (under Part 1 of the Housing Act 1988 as amended under Part 3 of the Housing Act 1996 as amended under Part 3 of the Housing Act 2014 of the former UK as appended to Section 323 of Preserved Cities Act Zurich 2026)

2) Tenant’s Rights: The tenant has the following rights:

a. Right to Occupy

The Tenant has the right to occupy the Premises without interruption from the Central Continent Committee so long as the Tenant adheres to the terms of this Agreement

b. Security of Tenure

The Tenant has security of tenure for the duration of the Tenancy as an assured shorthold Tenant as long as he/she occupies the Premises solely. Once leaving the grounds for any amount of time, Tenancy will be terminated with immediate effect and expulsion from the Premises required as soon as a replacement Tenant is provided.

3) Tenant’s obligations: The following must be complied with during the period of this tenancy:

a. Repairs and Salvage

The tenant is responsible for all repairs to the property, and takes on this agreement in full knowledge that it is their sole responsibility. All structures, flora, and fauna must be preserved, or if beyond salvage then appropriately documented, catalogued, and samples retained and safely stored.

b. Security/Access

i. The tenant must take all steps to ensure the safety of the premises.

ii. In the case of a visit from the Populus of the Central Continent, the tenant must allow any representative of the Central Continent or any Order members access to the Property at all times.

iii. The tenant must ensure no other parties, other than those of the Committee or the Order as noted above, make any use of the property.

c. Use of Property

i. The tenant must comply with any of the regulations for tenants imposed by our superior landlords (CENCOM)

ii. The tenant must not leave any trace of their occupancy.

iii. No animal or plant species are allowed to be brought onto the premises. Any animal sightings must be immediately reported to the Committee.

4) The Landlord’s obligations

a. Commitment to Preservation

i. The Committee will be responsible for the long term overseeing of the premises at a minimum of expense to the citizens of the Central Continent. Any decisions made will be with this commitment in mind, and must in some cases supersede the safety of the Tenant.

ii. In signing this Agreement, Tenants agree that Committee policy of Sequestration must be upheld, and acknowledge that guardianship of the premises excludes them from return to the Continent.

5) The Tenant hereby agrees to act as guardian for the premise and its contents (under the Abuja/Brasilia/Chandigarh/Milton Keynes Provisions subclause c.iv of Section 323)
