First impressions count more than ever before. Most established homes have some degree of wear and tear. If you have the time and money, a fresh coat of paint and new/clean floor coverings and window coverings is worth the investment. If investing money in getting the house ready is a challenge, the minimum that needs to be done is a good clean-up of the house with extra attention to the kitchen and bathrooms, decluttering, maximising the space and finally tidying up the front and backyards. I always say, “Less is more” when it comes to room furnishings and nothing sells better than “clean”. A simple house, neat and tidy and smelling good can always attract good interest.

Sometimes, you don’t know where to start or where to stop. It is advisable to get a reputable Real Estate professional to meet you if you are contemplating doing some work around the house before selling. The good ones will be able to to give you the input you need, what should be done, what will be a waste of effort and time and what is non-negotiable. Most good experiences agents have contacts with tradespeople, flooring companies and painters who will give better deals due to the ongoing relationship.

Sometimes you need extensive renovations that you can afford to get the right price, other times you can get the desired results after doing some refurbishments.

Selling a home is a big deal and often you don’t get a second chance to get it right. The most important step is to do all of your research and to ensure that you are hiring a professional to represent you and the sale of your biggest asset — your prized home.
