Well, Well, it didn’t take long for the folks at the WCAR (Williamson County Association of Realtors) to release their market update for December 2022. It was just one week ago that I wrote the November 2022 report blog. So, here we are with an update. Let’s go ahead and jump right into a review.

Quick note, please refer to last week’s blog, which covered the market for November 2022 and explained why getting local information and not national news media information on the real estate market will always be your best bet. As I share with every buyer or seller, “cooler heads will prevail” when making real estate decisions.

Let’s go ahead and review the elephant in the room; look at what a spike we see in DOM (Days On Market) from November 2022 to December 2022. Out of the nine city measurements, six of them saw an increase, while just three had a decrease in days on the market.

The goal of this blog is not to make it sound like I read the tea-leaves, but rather to present the information so individuals can review the data on their own and come to their own logical conclusion on why our local market reacts the way it does month-after-month. That being stated, I’m always happy to have a conversation with individuals to review our notes together on why the market data is what is presented.

And from what we can tell, yes, the holiday month of December normally will have homes on the market longer than those of the summer months.

Now we come to the “show me the money” category. What were the Average prices of homes in Spring Hill, TN, and the rest of Williamson County?

As we review the data, we notice that only three out of the nine cities listed show an increase in price. But when we look at College Grove, there was almost an increase of one-third in the price of homes. This is such a significant increase; it really jumps out of the spreadsheets and says, ‘look at me, look at me.’

So what do we learn? It’s apparent that looking at the data month over month and keeping notes on trends in the marketplace will help you to better adjust to what your expectations in the REAL real estate market, either as a buyer or seller.

What we also learn is the value of your local real estate agent. As a real estate agent, just like those of my peers, we love nothing more than staying on top of monthly market statistics as well as using this information to help you always get the best possible deal under current market conditions for that time in point.
