As we eagerly awaited the release of the January 2023 Real Estate Market Report for Williamson County, TN, many of us were curious about what the numbers would reveal. After analyzing the chart above, it appears that the results seem neutral for our county, which is generally a substantial market for our state and the rest of the nation.

Reviewing a month-to-month comparison, we certainly must recognize that the difference between 203 homes closing in January 2023 compared to the 331 units closing in December 2022 shows an unignorable percentage change of 63%. Once again, the elephant in the room is the national media real estate scare and the rise in mortgage interest rates.

As a local agent, I can confidently report that are brokerage firm, simpliHŌM continues to see strong demand and interest from our “Local Community.” Why’s that? Your local agent, including myself, has insider bits of knowledge of new construction and access to creative finance that lending institutions of all sizes are offering. We have the knowledge of properties that are getting ready to hit the market prior to public awareness. When you work with your agent, once we understand your needs and budget, we can list or buy property no matter the conditions of our economy.

So, as we can see from the chart above, the data tell a compelling story we can all agree upon. Our community continues to remain firm on pricing overall, and to no surprise to anyone, it’s taking a little longer for sales to complete.

If you are interested in selling your home, you should reach out to me, even with rates as they are. If you’re a buyer, absolutely, we should talk. The real estate market in Middle Tennessee has a strong economy behind it that shows no slowing down. Our state is still a desired destination for those looking for affordable housing.

As was mentioned last month, the goal of this blog is not to make it sound like I read the tea leaves but rather to present the information so individuals can review the data on their own and come to their own logical conclusion regarding why our local market reacts the way it does month-after-month. That being stated, I’m always happy to have a conversation with individuals to review our notes together on why the market data is what is presented.
