Once again, the hard-working folks at the WCAR (Williamson County Association of Realtors) were able to release raw data for us to analyze how the real estate market is functioning in our county.

And yes, the local market continues to see a price increase from the period of October 2022 to November 2022 in the areas that you might expect. But again, you might be scratching your head, saying, ‘how is this possible’ given all the bad news in the media?

As the real estate market in Spring Hill, TN, and Williamson County continues to see price increases, it’s important to remember that national news media may not always provide an accurate picture of the market in a specific area. In order to get a proper understanding of the real estate market in your area, it’s best to speak with a local real estate agent.

Let’s continue on with the following data points: Days on Market (DOM) & Average (AVG) Price.

According to this data from November 2022, the Williamson County real estate market is a different kind of market from those that can be found on the West and East coasts, where outlier markets are typically the ones that are not indicative of what “normal” real estate looks like for the rest of the country. These outliers are captured and projected in the media (as a means to increase viewership).

Notice how many of the cities in Williamson County saw a price increase from the month of October. Six out of the nine cities listed were indeed higher in price compared to the month of November.

In order to understand this more, let’s take a closer look at the data for DOM. This is even more interesting. While homes were on the market for a longer period of time, in some locations, as listed below, they sold at higher prices. This is an example of why an experienced local real estate agent can provide you with the most accurate information about the real state of the market in your area.
