Maximizing the Value of Real Estate
Understanding the role of ‘staging.’

A properly ‘staged’ property can increase its value. As everybody knows. So here are some ‘staging’ tips for today’s hyper-competitive ‘market.’
Figure out how much ‘capital’ you have to work with.
What’s the maximum ‘value per square foot,’ you can hope to achieve, if the property is properly ‘staged? Figure out, from this figure, how much you are willing to ‘spend’ to properly ‘stage’ the property.
Remove All Fixtures
Remove all fixtures. Which, unnecessarily ‘date’ a property. Deducting value, for sure.
Remove upper half of kitchen cabinets.
Remove the upper half of kitchen cabinets. And, also, the back-splash.
Bathrooms
Be realistic about upgrades. Most of the time, not needed. Except for faucet fixtures. And shower enclosures. Clean paint usually is all you need.
Evaluate Flooring
You want one color on the floors all the way through the house. Figure out the best way to achieve this within your budget.
Paint is, often, the best option. Especially on tile. Or on outdated wood.
Replace carpet. Same color as floor. One color is essential.
Paint
Paint the inside of the property with one color. For today’s market: white. This includes kitchen cabinets. For sure.
Stage
Minimize the furniture to give an idea of the ‘best use’ of space. Eliminate dated furniture. Consider renting ‘modern’ for staging purposes.
Best to clear everything out of the property. Yes, everything.
Stage three rooms. That’s it.
Outside
Remove everything outside that is a distraction.
Paint the front door. Probably black. Maybe gray.
Rethink the landscape so the drive-up view is inviting.
Photos
The most important part of the staging is the photos you use to ‘sell’ the house.
Take a ‘long view’ of the front of the house with landscape.
Take one view of the front door.
Take one view from ‘inside the door.’
Take one view of the ‘kitchen-living area.’
Take one view of a bathroom.
Take one view of a bedroom.
Include a layout diagram as a photo.
Make sure the photos are high-quality.
What You’re Trying to Achieve
You don’t want to distract a potential buyer. You want the buyer to think for him or her-self.
The buyer will be doing a financial calculation. And, then a ‘space’ calculation. And, also, a ‘light’ calculation.
The buyer will be evaluating whether or not he or she can ‘make this work,’ according to his or her own ideas and needs. And, also, the competition. You don’t need (or want) to do anything to ‘get in the way.’ Explaining why the ‘emptying’ and the ‘unifying’ of ‘space.’
