Digitilizing Construction Management Processes

Questions

  1. Do Project Engineering Consultants and Professional Engineering Services companies need construction management (CM) software?
  2. Do Developers need CM software?
  3. Is CM for Contractors only?

Answers → Yes

  • Project Engineering Consultants, Developers and Professional Engineering Services companies need construction management.
  • CM is NOT for Contractors only.

Even though CM is intended for Contractors, the truth is; that within the framework of their services to the end-Client (usually large-scale Private or Public/Gov Agencies), CM software is absolutely imperative in order to enhance their delivered Services with meaningful dashboards.

A cockpit of an actual representation of their projects’ ACTUAL Progress and Costs.

A digital twin … sort of speaking.

Step1: Tendering — Procurement

Starting from the Tendering process, the Project Engineering Consultant can relate the BoQ items -as extracted from the pre-designs and designs (BIM and/or Excel files)- to preconfigured Cost Recipes in order to reveal the Project’s Budget. This is done semi-automatically by associating Resources to BoQ Code lines, similar to how a Contractor is estimating its budget within ProjectVIEW ERP as a BoQ Budget.

Each Project’s BoQ budget may be further broken down into smaller budgets as ‘packages’ in order to match the Tendering scope and will be further sent as e-RFQ to certified contractors as part of the Tendering/Bidding process.

Contractors can consequently bid electronically by submitting their Proposals incorporating their Resource Analysis (for each BoQ Code line) and their Schedule of Works (WBS Budget).

Moreover, the system assists the decision-making process by indicating the best-fit Contractor, assuring compliance, transparency, and integrity as well as accelerating the Tenderting process to a great extent.

Step 2: Construction Management

Utilizing each Contractor’s Proposal as Project’s Baseline each Contract can provide Project Management and Value Engineering Services monitoring the daily exploitation of the resources (as recorded by the Contractor on site), doing spot-checking inspections, assuring Quality and monitoring:

  • Construction Estimation,
  • Cost Control,
  • Project Performance,
  • Procurement,
  • Labor Productivity,
  • Plant Management

Almost in the same granular level as the Contractor

Conclusion

  • Tendering and Budgeting module can assist in the setting up of the Project’s budget by utilizing cost recipes and lessons learned from previous projects.
  • Procurement can facilitate RFQs and Quotations soliciting either for the total budget (all BoQs) or per part.
  • Contractors can be treated as “Subcontractors” recording the actual cost and progress of works
  • Dashboards offered to the end-Client provide ACTUAL comparison of Actual vs Budgeted Cost and Progress against a Contractual baseline for each project, for all projects on both Projects Portfolio of Programs Management levels
