Getting the Right Price for your Property

Many people might ask how do you get the right price for your property? I see it all the time, many people have a piece of estate they want to sell and get insulting offers. What is even worse is that if they aren’t an agent themselves, don’t sale by owner, or find an MLS listing method they likely are hiring an agent. Many times there are real estate agents that are highly stubborn, illogical, or don’t know how to leverage these modern times or consumer psychology in order to effectively do their job. It is quite ironic that many of the agents that want longer term contracts are the ones who struggle the most to sale, and in a way it makes sense.

One rule of thumb besides trying to do the basics to optimize ranking, is don’t under-sale. An example is, if you have a million dollar house, you might be able to list it as $1.1 or $1.2 depending on the area, than try negotiating down offers towards your target price. Many people in the very beginning have the technique of lowering there target and they keep pushing downward the value they are willing to accept for their houses. Lots of people with million dollar homes try saying my minimum is $870k, than $850k, then they end up spending most of their time rejecting silly offers like $723k.

People always try negotiating down. You are never going to get decent offers with trying to start out bidding for your property as a discount buffet. If people want to make effective sales, they need to leverage common sense sales and negotiation strategies. If you don’t, likely you are setting yourself up for massive failure.
