Initial Primer

A space for creative and collaborative working for the crypto world

A culturally sensitive and eco-friendly place for the crypto community to stay, interact, educate, relax with a custom-designed infrastructure in an abundant and natural setting.

For many years, sometimes at the back of my mind and yet at others, in the active forefront, I have been contemplating my profession, the current trends and practices which, much to my dismay tend to be functional, prototypical and lacking in aesthetic and conceptual vision, and asking myself what is the greater meaning and potential of my work as a real estate developer.

I have tried engaging colleagues and even my family members in dialogues to nourish this train of thought and have all too often come up against a brick wall that starts and stops with profit.

When I met Rohit Tripathy, Founder of Ranchi Mall in 2016, our dialogues quickly revealed not only our common ideologies that focus on quality and a definition of value that is not limited to profit, but also the potential for grounding these ideals into a concrete project. Sharing of this vision across the internet where millions are pocket rich but starving for greater purpose, meaning and a sense of community.

Over the years, my passion for the greater potential of my field started to grow on Rohit. At the time, he was in his own phase of incubating what has now become Ranchi Mall. Rohit’s ponderings and experiments led to the unanimously successful launch of his first product, Bitcoin Bonds in February 2017 and the ICO of Ranchi Mall tokens (RMTs) in November-December 2017. I personally participated in both of these products offered by Ranchi Mall with lot of enthusiasm.

In the meantime, our dialogues and my passion began to cross pollinate with Rohit’s vision — all products of Ranchi Mall have to adhere to two criteria: 1) each product must be unique and never have been developed before and 2) each product must exist and be available only on the internet.

How and why do our worlds meet?

Rohit’s work, as an entrepreneur and founder of Ranchi Mall is to develop asset classes which adhere to the two above criteria. Bringing this vision into real estate implicitly creates a means of bridging the crypto world with the physical world. The cryptoworld is generating unprecedented wealth and freedom for those involved and also potentially for the entire world, over time. But how and in what ways can the newly generated freedom of thought and economic movement be translated into lifestyle and livelihood? There is clearly a need for places, lifestyles and community to share and propagate the socio-economic ideals and the wealth generation of crypto currencies along with the collaborative possibilities opened up by Blockchain technology.

What is Bitcoin Paradise?

Bitcoin Paradise is a real estate under Ranchi Mall Real Estate Blockchain Contract. Bitcoin Paradise is dedicated to development of technologies that do or support Blockchain. Our aim is to create a signature and landmark building for the people to savour not only the built space where they live and work but also the abundance of nature, which will be present throughout the building and land.

This is the first such real estate project known to us in the Blockchain world. Set in the landscape of Ranchi, the capital city of the state of Jharkhand in India, this is the first project of its type. It is aimed at the entire cryptocurrency community from across the globe. India is known for its contribution and potential in the IT sector. Ranchi, a tier three city, affords not only a tremendous amount of enthusiasm and growth potential amongst its citizens and in particularly, the young people, but the reasonable prices and temperate weather make it particularly conducive for our project.

Bitcoin Paradise is aimed at the Bitcoin/Cryptocurrency communities worldwide. We aspire to creating a common living and working space for likeminded people developing and believing in the ideals for economic and social transformation inherent of Cryptocurrencies and Blockchain technology.

  • Music clubs
  • Meditation centre
  • Yoga Centre
  • Library

There will be flowing water in a system of fountains from the entrance through all the floors and in the food court area. It will be a work-live-talk community space for Bitcoiners. The floors, units and common spaces of the building will be named using names and terms from the cryptoworld.

Nature will be the architectural language of Bitcoin Paradise. The design philosophy will be conducive to creativity, freedom of thought, freedom to work, freedom of leisure, multi-dimensional collaboration and spiritual connection and upliftment and financial freedom based on the blockchain contract asset with Ranchi Mall. Further reflective of the ideals of our work philosophy. Ranchi Mall is an office less enterprise existing entirely on the internet.

Bitcoin Paradise - for the technically-minded reader

This is an asset in Ranchi to be constructed by SCPL. All funds will be raised by Ranchi Mall in RMTs (Ranchi Mall tokens).

Dedicated area: ~ 125k sft — 180k sft
Depending upon the experiences we want to give to the cryptoworld, the design shall fluctuate and we may reduce the area to cater to the experience that all of us are looking for.

The rates decided between SCPL, the developer and Ranchi Mall are on a residential cost basis whereas the developer shall deliver a commercial premises on a value for money basis.

Startups using blockchain will be allotted spaces for their business with monitoring, subsequent monetizing plans and, first right to preemption

The floors will be dedicated to various activities including small and medium condos to house entrepreneurs, buyers for semi-autonomous communal living.

A BlockChain contract is a contract put on Blockchain. When a contract is put on Blockchain it becomes subdivisible into multiple parts, each of which can be individually sold. Blockchain is an excellent means for creating newer incentive structures that are win-win for all parties. Blockchain contracts are a geographically agnostic way to make and implement agreements between two or more parties. Typically milestones are predetermined, and communicated to investors. As each milestone is met, the contract values increase.

Milestones for Bitcoin Paradise Ranchi

Milestone 1:

The Administrator, Atul Agarwal and Executioner, Ranchi Mall have agreed to develop a land parcel together in Ranchi to make Ranchi the Crypto Capital of India.
Status: COMPLETE

Milestone 2:

The land is identified and initial agreement for development is executed. An advance of $16,900 USD approx. (INR 11,00,000.00) against the development agreement was given at the time of signing of initial agreement on 14th December 2017.
Status: COMPLETE

Milestone 3:

The initial design is conceptualized, fine-tuned, finalized, ready for execution and has been submitted to the authorities for statuary approval. All sanctioned fees have been paid and the first sanction is already in place.
Status: COMPLETE

We plan to redesign and get fresh approvals for the changed design within next 3 months. The first sanction actually helps us reduce the sanction time in Ranchi. As otherwise the normal sanction time for these kinds and size of the project is more than a year.
Status: ONGOING

The money to be paid again for this would be $75,000.00 USD (INR 48,75,000.00).
Status: INCOMPLETE

The professional fees payable to the architects at this stage are $80,000.00 (INR 52,00,000.00). Statuary sanction incomes and construction to begin. Status: INCOMPLETE

Architects to release all plans and sections, elevation and structural designs for the project for the stage we want to get into. Money payable at this stage to the Land Owner, as per agreed terms in the initial agreement dated 14th December 2017, is $137,000.00 USD approx. (INR 89,00,000.00).
Status: INCOMPLETE

Who am I?

I am Atul Agarwal, the administrator of the Ranchi Mall Real Estate Blockchain contract. I have been a real estate developer in Ranchi and worldwide, as a contract manager since 1998. I’m passionate about the potential of real estate as a means of bringing beauty and nature into people’s lives. I believe in doing great, out-of-the-world buildings with inspiring landmarks. I started getting involved with Ranchi Mall in 2016 driven by an idea, which was iconoclastic and completely different. I could relate to it and the passion driving it on a deeply personal level. This inspired me to think of hitherto unknown possibilities within Ranchi, Jharkhand and abroad.
