As of recent, warehouse conversions have become popular in the retail, entertainment, epicurean, and residential realm. In the midst of a weakened economy and a struggling housing sector, the demand for new warehouses has never been larger. According to Forbes, “industrial [space] typically has the shortest development and construction periods and thus is the first sector to complete new projects when the market improves.” In connection with this trend, our shortlist is on innovative warehouse renovation projects on the HB Network.

  1. Furniture Imports Company Warehouse in Kifissia, Greece
Located in the outskirts of Athens, Greece, this building formerly served as a textile/cotton gin factory. The structure was gutted and renovated to house a showroom and offices for the needs of a furniture import company. Path Architecture transformed the building’s facade, incorporating U-Glass, ceramic, and zinc cladding to the building’s exterior. The interior theme is “relaxed, shabby chic, low lit atmosphere.”

2. GW 497 in New York
The GW includes 23 residential lofts, a gallery, as well as retail spaces, and is located on the edge of Soho. The building was originally a six-story warehouse which will be renovated to be an 11 story ‘smart loft’ building when it is done. Archi-Tectonics sees the integration of the existing building with the new steel and glass structure as a “mediation between past and present.”

3. Heathrow in London
This project was a design and build contract with a six week program and consisted of work on three industrial units with first floor offices. The site is in use all day, 7 days a week, servicing the Heathrow airport. First Choice Build Group was responsible for the construction, integrating office and warehouse space together with a new external service yard.

4. Brooklyn Warehouse in New York
Sundial Studios Architecture & Design was responsible for the complete renovation of a 3000 square foot warehouse project in Brooklyn. The building is meant to serve the transport, delivery and long term storage of luxury wines, and the overnight storage of the associate delivery vehicles.

5. US Government Warehouse in Sri Lanka
Silvermere Lighting was responsible for converting this US Government warehouse to LED lighting, using high-performance retrofit products. This retrofit helped improve visibility and reduce energy for lighting by 75%. It reduced maintenance, heat gain, peak temperature, and operating cost of the building (with 2 year payback) as well.

6. Hudson Company Warehouse Expansion in New York
This warehouse expansion project included exterior renovation and office design in Dutchess County, New York. G.Korn Architect was asked to design a 10,000 square foot addition to the existing processing and milling facility of a reclaimed wood company. They also redesigned the facade and 4,000 square feet of a two-level interior office and showroom too.

7. Macy’s Parade Warehouse in New Jersey

Located in Hackensack, New Jersey, this warehouse is responsible for housing the Macy’s Parade balloons during the year. Altanova Energy+Sustainability was responsible for incorporating energy efficiency standards into the warehouse, using NJ Pay for Performance to get money back for the client.
