Everyone needs to start somewhere, and that’s true for anyone thinking about getting into real-estate investing. Even the “guru’s” and people I’m going to list throughout this article had to start somewhere.

Experts will speculate, but the truth is, no one knows what exactly will happen to the Canadian and US real-estate markets in the next few years. We’re living in a time of uncertainty, so now is the perfect time to hang back, save up some cash, and learn as much as you possibly can so you can invest when the right deal comes your way.

Below are five specific resources that helped me go from curious about investing in real-estate, to actually doing real-estate.

Podcasts

Podcasts are great for beginners, because you can listen to them while you do other things. For me it all started with a long commute to work. I quickly became bored of listening to music for hours at a time, so I began to look into different podcasts. I made a pact with myself that I wanted to try and learn about something, and someone close to me recommended the BiggerPockets Real Estate Podcast. Thus began my descent into the rabbit hole.

Below are my recommendations, in no particular order:

YouTube

I’m one of those people that always has a YouTube video of some sort running in the background whenever I’m at home. YouTube is great because not only do these creators talk about how to invest in real-estate, many of them will walk you through their properties and experiences.

This time, I’m going to provide a list of channels to watch, in a specific order:

  1. MeetKevinStart from the beginning and watch every video. Kevin provides a lot of insight into how to purchase and renovate his rentals, as well as tips and tricks.
  2. Graham Stephan —You’ll learn a lot more than just Real Estate watching Graham.
  3. Matt McKeever — Matt features a ton of friends and partners, who share their stories about investing and how to invest.
  4. BiggerPockets — You can get their podcasts here, but they also create other valuable pieces of content about Real Estate Investing.
  5. Morris Invest — A lot more theory based stuff, but a great resource nonetheless.
  6. Austin Flipsters — Think of your typical HGTV Reality-TV show — its that but they provide some solid information to prospective flippers.
  7. Chandler David Smith — A great combination between real-estate investing theory and showing the viewer his different investments.

Books

After I consumed every single podcast and YouTube video I could find, I turned to books. I began with very broad real-estate investing books and then honed in on more specific methodologies.

Please see my starter recommendations below:

Forums & Reddit

Once you’ve got a handle on the basics, head to the BiggerPockets forum and start networking with other investors. I’ve found the BP forum to be a great resource to ask questions I haven’t yet figured out from videos, books, and podcasts. Because there are so many investors from different areas of the USA and Canada, you can generally find more specific answers to questions about your real-estate market.

I’m also a sucker for Reddit and typically lurk the following subreddits:

r/realestateinvesting

r/RealEstate

r/PersonalFinance

Local Meetups

I have yet to attend one of these in our current climate, but its always great to surround yourself with people that share the same goals as you. You’d be surprised at how many different real estate investing meetups there are. Run a quick google search of “x city real estate investing meetups” and see if anything pops up in your neighborhood, then find a time and head to one!

BiggerPockets and Facebook are also great resources to track these down, so be sure to check both of those as well.

I hope these things aid you on your investment journey. It took me close to a year of researching and educating myself before I took the plunge and purchased my first rental. We ran into a few hiccups, but none of them surprised me because of everything I learned to prepare myself.
