If you own a multi unit building as a real estate investor, chances are that you will have issues with how tenants store their garbage. While some tenants will have high standards of cleanliness, others may not keep their refuge tidy before garbage day comes around.

If you have a tenant that is not keeping their garbage tidy, or you have a complaint about garbage on the property, here is an example letter you can send to your tenants.

Dear Resident,

This is a notice going out to all tenants of <Building Address>.

Under the current <City Name> requirements, residents are not allowed to place garbage, recycling, or green waste out for collection until the night before collection. (Please see <Waste Collection Website> for up to date collection information and dates.)

Please remember to separate waste, recyclables and organic materials carefully as it is important to minimize contamination. If garbage is mixed with recycling the contaminated loads cannot be recycled.

When storing any garbage or green bin waste outside of your unit please ensure it is kept within a sealed plastic garbage container, and kept neatly beside your entrance. Please place any garbage bags and recycling on the curb in front of the building for collection no later than 7am on the date of collection.

It is important to deliver the letter to all tenants in the building, even the tenants that keep their areas tidy. This will make sure all tenants know that you are taking the cleanliness of building seriously.
