Curbed LA Sees Potential in Van Nuys Listing Held by Teles Agents

Leave it to Los Angeles real estate blog Curbed to know a good thing when they see it.

The industry mag recently spotted a Teles listing, and practically gushed at the potential the property had. The Van Nuys home, on the market for a mere $499k, is in need of some elbow grease to bring it up to standards, but it’s starting from an extremely cute place.

The two bedroom, two bath home, located at 7253 Murietta Avenue, “may not be turnkey,” the article states, “but there sure is a lot of potential inside the bright, two-bedroom house.”

Continuing on, the Curbed piece says that the house is “on a corner lot alongside a cul-de-sac, the 1,465-square-foot house has a very little-house-in-the-suburbs look from the curb (appropriate!). Pass through the front door to enter the sunny living room, with large windows and a brick fireplace.”

“The wood floors need to be restored, but once they are, you’ll be treated to gleaming floors throughout, as they’re featured in much of the house, including both bedrooms.”

The piece even notes the rare appearance of possible shiplap in the kitchen ceilings.

The listing, held by husband and wife team The Toledos, calls the house a “great starter home in Van Nuys…great corner location with a large entertainers back yard. With a little bit of work, this property can be a great family home.”

The Toledos are prolific sellers, and say they “exemplify the oft-quoted Gestalt Theory, when the whole is greater than the sum of its parts.”

Seasoned veterans of the industry in their own right, Tanya and Michael Toledo each possess years of critical experience that have shaped them to become the professionals they are today. By channeling their efforts together for Teles Properties, they hope to synthesize their strengths to better serve their beloved Los Angeles neighborhoods.
