The tokenized loan consists of a new single-family luxury condo with 355m² of living space features 3 spacious bedrooms, and 3 bathrooms. The property includes 2 dedicated parking spaces, a balcony offering breathtaking panoramic views, and exquisite marble floors throughout.

La Maison is not just a residence but an embodiment of technology, modern design aesthetics, and interior innovation, setting a new standard for residential tower design. Residents will enjoy a plethora of services and amenities, including adult and children’s pools with sundeck and drink service, a spa with a hydromassage pool and sensory shower cabins, a state-of-the-art gym, a dynamic squash court, and an innovative boxing ring. Inspired by the success of the 18 Bristol Villa token, La Maison offers a compelling investment opportunity through a tokenized loan with collateral based on the property itself. Among the offerings, Unit 28-D, a 355 square meter apartment, was initially listed at $1,250,000. The borrower, an expatriate shifting his vacation residence from Florida to Panama to embrace the Central American lifestyle amidst a price surge in the Sunshine State, successfully negotiated the price down to $1,200,000. In response, RealT has agreed to extend a loan of $780,000, which represents a Loan to Value (LTV) ratio of 65%. This loan carries an interest rate of 10.5% per annum, calculated monthly.

The loan is structured with monthly payments based on an annual interest rate of 10.50%. The first six months of interest will be prepaid and deposited into the RMM. The principal can only be repaid or reduced at the anniversary of the loan, allowing for regular interest payments while maintaining flexibility in the principal reduction schedule. This setup is designed to align with strategic financial planning for the borrower, ensuring stability and predictability in the early stages of the loan.

The tokenization of debt allows for fractional ownership, managed through a BVI (British Virgin Islands) company, broadening market accessibility and providing a win-win deal for all parties involved.

The La Maison by Fendi loan token will be available for trade within the RealToken ecosystem on the YAM platform and can be collateralized on the RMM. This innovative approach to loan tokenization builds on the success of our previous tokenized products. As the second loan token in Panama, it marks a significant milestone in our expansion across Latin America.
