Margaritaville, a global lifestyle brand inspired by the music and carefree lifestyle of Jimmy Buffett, brings the spirit of tropical escape and relaxation to its latest venture in Panama.

Founded in 2010, Margaritaville Hotels & Resorts delivers a laid-back and luxurious experience, known as casual luxury. The inaugural hotel, which opened on June 28, 2010, is located on Pensacola Beach, offering over 800 feet of gulf-front property and an additional 800 feet overlooking the bay. This beachfront hotel embodies ‘barefoot elegance’ with 162 guest rooms, including 24 corner rooms featuring wrap-around balconies.

In 2015, the 349-room Margaritaville Hollywood Beach Resort opened in Hollywood, Florida. By late 2020, the first Margaritaville Resort on the West Coast welcomed guests in Palm Springs, California.

With over 20 lodging locations and more than 20 projects in the pipeline, Margaritaville also includes Camp Margaritaville RV Resorts, two gaming properties, and over 60 food and beverage venues. Signature concepts such as Margaritaville Restaurant, JWB Prime Steak and Seafood, 5 o’Clock Somewhere Bar & Grill, and LandShark Bar & Grill offer diverse dining experiences.

Annually, well over 20 million travelers embrace the Margaritaville lifestyle, visiting resorts, residential real estate destinations, RV resorts, vacation clubs, vacation home rentals, and restaurants. Each Margaritaville destination offers a unique paradise where time slows down, food and drinks taste better, laughter is louder, and smiles are wider.

RealT Meets Margaritaville

RealT already tokenized a Margaritaville Cottage in Orlando, Florida, located at 8060 Dreamsicle Dr. Each Margaritaville cottage is a private oasis designed to immerse owners in an island-state-of-mind from the moment they arrive. These cottages range from two to eight bedrooms, offering a perfect retreat with access to all resort amenities and island-inspired service. In Orlando, these standalone homes come in configurations ranging from one to eight bedrooms, providing plenty of room for you to unplug with your favorite friends or family members.

Margaritaville Cottages Orlando exude Caribbean charm with vibrantly colored exteriors, open floor plans, and louvered shutters. The Paradise Cay phase of the community includes 187 preselected cottages within Margaritaville’s 300-acre resort, promising homeowners an immersive island experience.

Margaritaville is coming to Panama

Margaritaville’s latest expansion brings the brand to Panama, specifically Playa Caracol, located in Punta Chame. Offering stunning views of the Chame Mountains and over a kilometer of uninterrupted beachfront. Despite the seclusion, residents will still be close to essential living amenities.

Playa Caracol, located 1 hour and 10 minutes from Panama City, is a growing tourist and residential destination that offers beautiful, paradisiacal views of the Gulf of Panama. The Chame district offers a diverse cultural heritage, consisting of traditional festivals, gastronomy, music, and dance.

Approximately 30 minutes away, we find the community of Coronado, a destination that provides services such as shopping centers, supermarkets, pharmacies, and specialized stores. Among Coronado’s attractions are its beaches and recreational activities, with its Golf Club being a notable highlight.

RealT proposes two units of this project.

The Playa Caracol 303200 E model is composed of 103.19 m2 of construction, of which 75.56 m2 corresponds to the interior of the flat and the 27.63 m2 remaining to the terrace. It consists of a 2-bedroom, 2.5 bathrooms complete apartment.
And the Playa Caracol 303300 E model in Margaritaville Panama features 84.54 m² of construction, with 75.54 m² dedicated to the interior and a 9 m² roofed balcony. It consists of a 2-bedroom, 2.5 bathrooms complete apartment.

RealT will raise $531,300 for the Playa Caracol 303200 E model, depositing it in the RMM to generate interest. Once construction is complete and the units are operational, the expected income will increase to 10.80% annually, paid weekly.

For the Playa Caracol 303300 E model, RealT will raise $496,174. The monthly dividends will be distributed the same for both apartments, and once construction is completed and operational, the expected income will be 10.69% annually, paid weekly.

Margaritaville tokens, like other RealTokens, are tradable and transferrable on the YAM platform.
Fundings will be deposited on the RMM, generating for token-holders an annual yield between 6% and 20%, based on the yield history of the RMM.

Initially, RealT will pay a 10% deposit to secure both apartments, sourced from the initial funding. Although this reduces the amount in the RMM, the remaining 90% will continue to generate interest.

Remaining payments will be made in stages according to the project’s payment schedule until completion. The RMM will continue to pay 6% to 20%+ monthly during the development phase.

Development phases:

STAGE 1: 10% deposit at the signature of the contract.
STAGE 2: 10% deposit 6 months after the signature, when construction starts.
STAGE 3: 10% deposit 12 months after the contract signature.
STAGE 4: 10% deposit when resort construction is finished, but apartments still need to be furnished.
STAGE 5: The remaining 60% will be paid when the closing is done and keys are delivered.
