Valued at $224 million, the St. Regis Aspen is a trophy property and a luxury destination located in Aspen, Colorado. An equity raise of the property in 2018 brought in $94 million with a cap rate of about 5.8 percent. This was executed in conjunction with a regulated Security Token using Reg D — 506 (c).
On January 16, 2019, we’ll be hosting a live multi-city webinar that will explore one of the first cases of tokenizing a commercial real estate property. We’ll take you on the ground to the site of the St. Regis Aspen where you’ll be getting firsthand expert insights about this deal from those who made it possible.
Slated to join us will be: Stephane De Baets, founder and president of Elevated Returns (majority owner of the St. Regis Aspen Resort); Jeffrey Davis, senior managing director of JLL Hotels & Hospitality Group; and Rick Kirkbride, partner in the real estate Practice of Paul Hastings.
The webinar will feature two segments.
The Background and Basic Overview part will cover how Security Token-based Commercial Real Estate (CRE) investment is the latest wave in CRE disruption, the hotel and hospitality segment of CRE, a tour of the St. Regis Aspen Resort, and the overall results of the raise.
In the second part, we’ll tackle A Deep Dive on the Investment Mechanism and Process. We’ll touch on how investors were able to participate in the deal, the use of smart contracts and what they mean to investors, legal contracts vs. smart contracts, and the opportunity for future liquidity in the traditionally illiquid world of CRE.
