Mr Smith (name changed) owns a rural property almost 200 acres in size; asking price — around $3 million. Last year, he listed his property with a local agent and agreed a marketing package that included portal ads on Domain and Realestate.com.au as well as ad space in the local newspaper.

The outcome? Not a single enquiry.

His property is a unique offering — targeted at buyers with deep pockets. However, after considerable marketing spend, zero enquiries is a tough sell.

The other day, Mr Smith was passing through the local town when a quad bike approached. He explained how things had gone.
