The Background of Green Building

Green building can be said as an effort to prevent environmental damage, how can that be? What is a green building? A green building is a building that starts from planning, building, operating, maintaining, renovating to the demolition stage, taking into account the resulting impact on the environment. Of course, the application of green building can produce positive impacts on the natural environment such as protecting, saving, reducing the use of natural resources, maintaining indoor air quality, considering the environment in the development process, and using non-toxic materials. and pay attention to the health of its residents who all adhere to this continuity principle. Green buildings are a tool to increase the efficiency of building resources in the form of energy, water, and materials while reducing the impact of buildings on human health and the environment. Urban communities facing natural problems are starting to accept green building ideas as a step towards environmental protection. The use of the application of green building in the construction of houses, apartments, offices, shop houses, and other buildings is also often said to be important for the future but is not understood by the general public. In Indonesia, the number of applications for green building is still rare, in total there are only 14 buildings that are certified by the GBCI (Green Building Council Indonesia). Several buildings that implement green building in Indonesia are Menara BCA Jakarta, Sequis Center, Ministry of Public Works, Sampoerna Strategic Square, and so on.

What Is Green Building ?

Green Building is a building that was built through several stages such as planning, construction, operation, maintenance, renovation, and demolition, as in buildings in general, but green buildings have a more specific purpose, namely with the aim of reducing the negative impacts resulting from the construction of a building that can pollute the natural environment, therefore with the construction of a building with the concept of green building it can create a long-term positive impact for the environment. With this, the natural environment will get this positive impact by protecting, saving, and reducing the use of natural resources, maintaining indoor air quality, considering the environment in the development process, using non-toxic materials and paying attention to the health of the occupants. All of these adhere to the principle of sustainable development. Green buildings are tools that can increase the efficiency of building resources such as energy, water and materials, while reducing the impact of buildings on human health and the environment.

The Elements of Green Building

The Green Building Council (GBC) as a green building institution determines the assessment components for the construction of all commercial building sectors so that the development can provide the expected positive impact. The components of the assessment include appropriate land use, energy and refrigerant efficiency, water conservation, material sources and cycles, air quality and comfort, and management of the building environment. The first is appropriate land use, where at least 10% of the total land area must be a green area containing plants and as many plants as possible in the building area. In addition, it is also necessary to provide shuttle buses, pedestrian paths, and bicycle parking as a form of reducing the use of motorized vehicles.

The second is energy efficiency and refrigerant, where the architectural design required is a passive design to achieve high building performance in order to reduce energy consumption by mechanical and electrical devices. Natural lighting should also be increased to illuminate many rooms in the building with sunlight entering during the day. Energy modeling software can also be used to calculate the level of energy consumption savings in a building. The third aspect is water conservation which can be done in several ways which include saving water use from primary sources, reusing used water from sinks and bathing water which first goes through processing to remove pollutants, as well as collecting rainwater that falls from the roof for use in various ways.

The fourth is the source and material cycle which is applied using a modular design which is a building component that is assembled at the factory in order to increase the efficiency of the use of basic materials and reduce waste in the project, making local materials that are materials from factories less than 1000km away and domestic products as the main choice in the construction of new buildings, as well as using environmentally friendly products certified to ISO 14001 or materials derived from renewable resources. The fifth aspect is air quality and room comfort, which can be done by ensuring that the outside air that enters the room is of adequate quantity and quality, enforces smoking bans in all buildings, and uses chemical pollutant-free materials. The sixth or last aspect is the management of the building environment with waste treatment to reduce the burden of the municipal solid waste system and alignment, especially at the beginning of the functioning of the spatial and lighting system to optimize performance in order to achieve the highest efficiency.

Not only that, in order to liven up the desire of developers and the public for green buildings, a number of countries have passed tax regulations. But, in Indonesia we only have a few green building that already certified by GBCI, that means we need to build more of green building according to the Indonesia’s bad environment condition as we know right now. Because, by starting to build a green building, we are doing one step to a better environment for the future.
