A perfect example you may not know is the best real estate in America is not owned by Americans, it is owned by the wealthiest families and powerful institutions.

The great real estate around the world is so expensive it is prohibitive to the everyday person and when it appears to be made available, it is only after Wall Street converts the real estate to a piece of paper called a REIT, which is not real estate but a stock.

The everyday person, the little guy, is left to own the least profitable and hardest to keep real estate; homes that produce no income, small commercial properties that must be self-managed, or maybe a piece of land that will only be worth more money in the future if you are in the right place at the right time — or they discover oil or minerals on it.

The best real estate in America today, is commercial property that produces consistent cash flows.

In fact, this property is so desirable these properties are typically purchased and owned by multi-billion and trillion dollar corporations, banks, and life insurance companies.

This is not an exaggeration but a fact.

I have been in the real estate game for 30 years and I know who is buying and selling, and I know who owns everything that is on the market.

However, in 2012, with the passing of the JOBS Act, all of this started to change.

The Jobs Act allowed professional investors, like myself, the ability to market private investments to accredited investors (those making $200,000 a year or a net worth of one million dollars.)

The problem is the accredited investor only represents 3% of America, leaving 97% of the population out of luck!

For years this has frustrated me, because I have not been able to allow friends and family to invest with me.

My sister who took care of me when I was a little boy couldn’t invest with me because she didn’t have a net worth of a million dollars. Neither could my mother-in-law or most of my friends for that fact.

The reality is up until a few years ago, I would not have qualified to invest in my own fund offerings.

Then, last year, with the efforts of companies like mine, the JOBS act was altered to allow YOU, the everyday investor (non-accredited) to participate in real estate investments for the first time.

This is referred to as crowd funding. But first my company had to get approved by the SEC in order to allow all my non-accredited friends, family, employees and customers to invest with me.

I can get approval to let my wealthy friends invest with me with a mere letter but I have to go through a grueling process for almost a year to get approved to let my non-accredited friends invest with me.

So, for almost all of 2018 we have been working with the SEC to get approved to provide non-accredited investors an opportunity to partner with me in my real estate investments.

And this week I was finally approved by the SEC to raise $50 million of equity to purchase $150 million of real estate.

The fund is called Cardone Equity Fund V, and on December 21 the non-accredited investor can invest a minimum of $10,00 and a max of $100,000.

This is going to be a game changer for the investor and will send shock waves through Wall Street.
