Inspect a neighborhood before purchasing a house there

Years ago, I read a book about the ins and outs of buying a house. Here are three of its points:

  1. Location, location, location — Home values will increase in an excellent neighborhood.
  2. Never buy a house next to a large empty field. A strip joint, cannabis dispensary, or convenience store could open next door.
  3. Buy the smallest house in a neighborhood. As with location, its value will appreciate faster than larger houses.

Sensible decision-making should also prevail. For example, never buy a house near a property with a broken-down hearse. Also, avoid neighborhoods with decrepit couches and falling-down fences.
