The Warsaw HUB with WELL Health-Safety Rating

The International WELL Building Institute™ (IWBI) has officially confirmed that the offices and retail spaces of The Warsaw HUB complex are among the safest in the world, awarding them with a WELL Health-Safety Rating.

The WELL Health-Safety Rating is an evidence-based, independently verified rating programme for all types of new and existing buildings designed to help companies prepare their offices, shopping centres, hotels and even warehouse facilities to reopen and function in the post-covid reality.

“Safety is of paramount importance to us, and we take every measure and action to ensure the highest possible level of safety. The Warsaw HUB complex is prepared to function in covid and post-covid reality. So is The Warsaw UNIT, whose certification process is coming to an end,” says Jarosław Zagórski, Commercial and Development Director at Ghelamco Poland.

SWECO is responsible for supporting the Ghelamco team and coordinating the WELL Health-Safety Rating certification process for the entire Warsaw HUB complex.

New technologies for safety

The most modern solutions have been used in The Warsaw HUB to protect tenants against the spread of viruses. Among other things, staff in the buildings have at their disposal a dedicated mobile application, which is a part of the building operating system Signal OS, created by Ghelamco. In an epidemic emergency, it will inform users if the building is operating in what is known as the pandemic mode. In this mode, the air conditioning system runs only on fresh air to prevent exhaust and supply air from mixing in the office space, and UV lamps are turned on in the elevators to effectively disinfect the space.

WELL Health-Safety Rating

The WELL Health-Safety Rating, adapted from the WELL Building Standard, focuses on building safety and operating procedures. It was created to guide and empower companies in taking the necessary steps and prioritising the health and safety of their employees and visitors.

Created by IWBI, the WELL Health-Safety Rating for buildings is based on guidelines developed by the World Health Organisation (WHO), U.S. Centers for Disease Control and Prevention (CDC), global Centers for Disease Control and Prevention, emergency management agencies and recognised organisations such as ASTM International and ASHRAE, as well as leading academic and research institutions. IWBI used analyses prepared by its COVID-19 Task Force to help business and real estate leaders integrate useful insights and proven strategies in the fight against the coronavirus.

The Warsaw HUB

The Warsaw HUB is a multifunctional complex of skyscrapers, which was built in the most dynamically developing part of Warsaw, near Daszynskiego Roundabout in Wola district. The development consists of three high-rise buildings: two 130-meter-high office buildings and an 86-meter-high hotel tower connected by a common podium. The modern architecture of the building is the work of a renowned architectural studio, AMC Andrzej Choldzynski.

The Warsaw HUB is the most innovative project ever completed by Ghelamco, going far beyond the framework of an ordinary office building. The complex combines all functions necessary for the operation of a modern business. The area of 113 thousand square meters includes top-class office and coworking spaces, a conference centre, hotels, retail and service premises and a fitness club.

The aforementioned mobile application also facilitates access to the office, booking of rooms and many other functionalities. The building is also equipped with a car recognition system and charging stations for electric vehicles in the underground car park.

The location of The Warsaw HUB at the Daszynskiego Roundabout allows its tenants and clients to use numerous means of communication, including extensive public transport (subway, railway, trams, buses) and bicycle infrastructure. Tenants have at their disposal a spacious parking lot, independent from the car park, for 420 bicycles, equipped with changing rooms with lockers and showers.
