This is our first entry in a series where we’ll take a look at the progress on current projects while also seeing what’s in store for the future. Mayor Bramson’s recent State of the City address delivered lots of new details about the projects listed below, while also unveiling some that are in the pipeline.

Progress Update

587 Main Street | 28 Stories | RXR Realty

587 Main has officially topped out (structurally). Facade work for the tower is already underway and will continue to go on for the next few months, while the theater’s facade renovation will begin soon. It hasn’t even been a year since the demolition process began on what used to be the actual theater portion of the old Loew’s Theater location. Just about 8 months ago, concrete for the foundation was poured.

The tower was topped out way ahead of schedule, but wont be complete until sometime later this year. It’s official opening is scheduled for early 2019.

45 Harrison Street | 27 Stories | Macquesten Development

Mayor Bramson announced during his recent State of the City address that City Hall will be relocated to 45 Harrison Street, where Macquesten plans to build a 27-story, mixed-use tower.

While the move isn’t expected to be complete by 2021, the City School District of New Rochelle will be acquiring the current City Hall property and facility located at 515 North Ave, where they could then re-purpose the building and potentially use it as an additional school.

Last June, the City Council chose Macquesten to develop on the site where NRFD Station 1 is currently located. With the proposal, a new fire station will be built at 65 River Street to make way for the new tower that will include 238 residential units, 6,700 sq. ft. of retail space, and 50,000 sq. ft. of office space. The project is expected to be fully approved of before the end of the year.

Church-Division | 2 x 28 Stories | RXR Realty

The second iteration of the Church-Division project was also unveiled at last Thursday’s State of the City event. While the design and aesthetic has changed drastically, the main details haven’t.

Developed by RXR Realty, New Rochelle’s master developer, the plan is to demolish the neglected Church-Division parking garage in order to construct two 28-story towers with about 700 apartments. Included in the build is ground floor retail, along with a new public plaza connecting Church St. with Division St. This project would be RXR’s second major development in the city, besides 587 Main.

Groundbreaking is expected to begin around mid-March.

277 North Avenue | 28 Stories | Fisher Development Associates

One of the major surprises unveiled in the Mayor’s State of the City address is the new development plan for 277 North Avenue. We reported last month that the Bank of America facility at this address was closing, foreshadowing the recent announcement. Months ago, RXR and the Fisher Brothers reportedly paid a record price for the property which they are allowed to build up to 28-stories on.

That seems to be the plan so far, and of course ground floor retail will be included, as well as on-site / underground parking. The project will include 700–750 apartments. The Mayor describes the location as one of the most “vital” and “visible” spots within the city.

14 Lecount Place | 2 x 27 Stories | Wilder-Balter Partners

Earlier in 2017, a different developer planned to build a 14-story tower connecting Lecount Place with North Avenue, but things have changed since then. A new proposal was presented to the Planning Board at the February 27th meeting by Wilder-Balter Partners and it includes two 27-story towers. The project will include a 4-story podium, with ground floor retail and parking just above. On top of the podium are both of the residential towers. Approximately 500 apartments are to be included.

500 Main Street | 16 Stories | BRP Development

No significant details have been announced regarding this project besides the fact that it will be a 16-story tower with around 240 apartments. We will learn more about the project in the coming months as construction is expected to begin in 2019.
