Introducing Maintenance: an affordable solution to property maintenance

This month we’ve introduced something new. Maintenance. Our monthly service for real estate investors, landlords and property managers to manage their maintenance. Consider maintenance made easy.

Here’s how it works:

  1. Your tenant calls or texts us with their issue.
  2. We troubleshoot the issue. Ideally we will resolve it, without having to send someone out. If a contractor needs to be sent out, we’ll determine if it’s an emergency or non emergency.
  3. If it’s an emergency we’ll dispatch your preferred contractor. Or use one from the WorkMand network.
  4. Coordination and scheduling of the contractor is done on our end.
  5. Our team documents the process. Providing details, work orders, invoices and before/after photos. We only contact you if needed.

A backstory on why we decided to launch maintenance.

One of our core values at WorkMand is providing high quality craftsmanship. Which means we are customer obsessed. We listen to our customers, observe and react. When we launched with our focus on rehabs and renovations, we noticed a trend happening.

Many real estate investors (not all) don’t enjoy the construction process. It’s a hassle, messy and time-consuming. Not to mention expensive. If not done right. However, it’s a part of the business and can’t be ignored.

Many real estate investors buy properties. Which they rehab and remodel, to increase the value and make it a great living space. With this comes renters. Many real estate investors don’t want to deal with the ongoing maintenance that comes from this.

We started noticing small (and odd) projects that would get posted on our site. Many of these projects were a small value (less than $500 worth of work). Even more interesting was the number of recurring projects, which we found out was maintenance.

Maintenance is the number one reason that real estate investors hire a property manager. They don’t mind handling the leasing, screening and background checks. There are not many affordable solutions tailored for real estate investors. So we decided to launch a service to solve this.
