The idea of home building seems to be fun if you’re a first timer. The rest of us know the never ending list of problems, that await us. How can we make sure the entire process is hassle-free and still complete work without delays? How can we make sure our Architects provide us with their best efforts and capture their priority?

Here is a simple-to-follow procedure to validate the process and also to make sure you get the best service you need!

1. Setting the Tone:

This is an important step most of us miss out on. During the initial discussions, it is mandatory to let the Architect know your requirements, taste, habits, favorite colors & every Pinterest image you liked.

The Designer will then create Mood boards, Material Palettes, Lighting Styles, Colour Schemes, Typography, etc.

This gives him/her a broad base of data about your likings. This information will be used to formulate the Design Language of your project.

2. Area wise Budgeting:

It is a good idea to reduce the number of unknowns before you begin the actual design discussions. Money is one important factor that makes or breaks the project.

Give the architect a rough (but, within your budget) figure to start working. Always account for 15–20% buffer.

3. Timeline & Project Management:

Establishing a timeline will remove another unknown from your equation. Exact delivery date will help put things in perspective.

A good practice is to make use of a project management software, to keep everyone in the loop and pass information quickly.

That intricate false ceiling lights might need to be planned ahead! Which might mean that you need to get it designed first. (Get the idea?)

4. Design, Iterate & Finalize:

This is a famous phase. Every Architect has spent years doing this. From creating concepts to fetching photorealistic visualizations (a.k.a renders) this is what he/she is actually trained for in Architecture School.

The Design Language and the Budget are the major rules you've established through numerous discussions. Just make sure the architect doesn’t get carried away and the design iterations follow the rules.

Trust the Architect, There is a method to their madness. Cut them some slack here, let them experiment a little and you'll get the best of both worlds: beauty and function, all within your budget.

5. Let's Go Shopping

You still have one more responsibility from your side, Shopping! Different brands will have various pricing options. It is better to do some homework and get yourself familiar with a few product and brand names.

From Selecting the door handles to the new OTG Oven, all your hardware, appliances, Paint/ Laminates/ Finishes need to be finalized now.

It is your home, you are the one planning to move-in. You need to know what you’re paying for.

6. Execution!

You can pat yourself on your back now. The largest of your responsibility is over. Your execution team will take care of the rest now. Sit back and enjoy.

See your dream become a reality! All the time you spent on discussions and shopping will finally pay off!
