The task of the designer is to craft a home that puts people at its center, that can grow to meet the ever-shifting needs of the residents and the environment at large. In a city, that can often be hard to achieve. There are trade-offs that come with urban living: you have entertainment, job opportunities, diversity, and creativity right at your doorstep, yet space comes at a premium, outdoor space even more, and customization is costly.

Space, indoors and out

Every resident (not just those with penthouse suites) deserves ample space for flexible living — to work from home, gather with friends, and welcome new family members. While development is trending toward cheaper microunits, Nabr is committed to offering generously-sized homes. Ceiling heights of eight and a half feet are another typical cost-cutting measure for residential developments. Nabr ceiling heights feel lofty at 10 feet tall. Plus, floor-to-ceiling glass offers bountiful indoor daylight and a visual connection to the city beyond.

Indoor-outdoor living is at the core of the Nabr offering. Glass sliding doors provide a seamless connection to the expansive outdoor terrace. A typical balcony is four feet deep, just enough for a seat but too tight for anything more. At eight feet deep — and more than 40 feet wide for larger homes — the Nabr “backyard” lets you and your family dine, play, garden and work out — even at the same time. The railing preserves views while offering privacy, and the terrace itself serves to shade the building from harsh midday sun.

Superior environmental performance

Every resident should feel confident in the air they breathe and the water they drink. That is why each Nabr home comes with a top-of-the-line air filtration system (a MERV 13 air filter, for those in the know) and building-wide water purification.

The building structure was conceived with the environmental challenges of tomorrow in mind. Nabr buildings are not only all-electric and energy-efficient, they have a hybrid structure of steel and mass timber, a material that’s strong, low in embodied carbon, and beautiful (learn more in “What Makes a Nabr Building”). Each Nabr home honestly expresses its mass timber ceiling accents, adding warmth to the overall design.

Any design centered on user experience must also consider how people interact with their environment. As a Nabr resident, you have access to an app that allows you to monitor your home, such as real-time water and electricity use, and control its devices, like your AC, so you are empowered with the information you need to make sustainable life choices.

Upgrade-ready, future-proofed

In a Nabr home, technology doesn’t just improve your living experience, it actually contributes to its resilience and flexibility over the long term. All systems and sensors are tied into the Nabr app, which is built on open-source protocols — so it will always play nicely with all devices and operating systems, even as they change over time. Nabr buildings also feature redundant, fiber connections to the internet that will keep your home connected at all times.

Nabr walls, ceiling, and floors are lined with systems that anticipate your customization needs: walls pre-wired for integrated sound systems or pre-loaded with infrastructure for bathroom upgrades; ceiling-mounted sensors; and floor outlets that allow for layout flexibility.

Each Nabr unit has its own “digital twin,” an accurate 3D model. Initially, the high-fidelity experience will help you visualize your home, including its layout and any optional features, and its greater context, like the views from the terrace. Later, you can use it for measurements and future renovations. With that kind of technology, your home will continuously adapt to your needs as your life changes.
